Gary L. Leavitt
President and Chief Executive Officer
Gary Leavitt, created 1031 Exchange Place, LC and RealtyNet, LC entities affiliated with the Sponsor, in 1997, after serving as an asset manager for a private real estate investment firm. 1031 Exchange Place, LC is a real estate brokerage firm specializing in net-lease replacement property for clients involved in a 1031 tax-deferred exchange. RealtyNet, LC is a predecessor to the Sponsor, which acted as a principal in acquiring and selling net-lease real estate. The Sponsor, RealtyNet Advisors, Inc. was established in 2003, and acts as principal seller of net-lease retail properties sold as tenant-in-common (“TIC”) interest to investors and those involved in a 1031 exchange. RealtyNet Advisors has developed an impressive track record as a TIC “sponsor” having never sold a property at a loss or having a tenant default on a lease. Mr. Leavitt owns and manages the affairs of the Sponsor.
Mr. Leavitt graduated from Brigham Young University with a B.S. in Behavioral Sciences in 1979 and completed the coursework for a M.S. in Counseling from Oregon State University. He worked as a registered representative in Salt Lake City and Provo, Utah with Kidder Peabody & Co. and Merrill Lynch Pearce Fenner & Smith Incorporated. This experience included establishing and managing the assets of 401(k) and other qualified retirement plans for major companies as well as focusing on direct participation and syndication programs in real estate and oil and gas. This began Mr. Leavitt’s experience in working with client funds in long-term investing and real estate.

After leaving Merrill Lynch, Mr. Leavitt established his own company G.L. Leavitt Financial Group, which operated as an investment firm and a broker-dealer registered with the National Association of Securities Dealers (“NASD”). During this time period Mr. Leavitt maintained the Series 27, 24, 7, and 63 securities licenses. At G.L. Leavitt Financial Group, Mr. Leavitt established several successful real estate limited partnerships.
In 1992, Mr. Leavitt organized Genetrix, Inc. an investment advisory firm. This fee-based firm managed client funds in less traditional assets such as real estate limited partnership units acquired on the secondary market and originated short-term bridge and hard money loans secured by real property. This experience increased his understanding of debt financing and the advantages and disadvantages of pooling client funds to acquire real estate. In time, Mr. Leavitt began to focus on the newly emerging TIC industry and other suitable replacement property choices for real estate owners involved in a 1031 exchange. In 2004 Mr. Leavitt founded the TIC Real Estate Association, a non-profit trade association group of real estate professionals engaged in structuring, marketing, promoting, and advancing the real estate tenant-in-common industry.
He has been married for 29 years and has five children. Having played football, gymnastics, and wrestling in high school and wrestling in college, Mr. Leavitt likes to remain active by jogging, weight lifting and boxing. He is active in his Church and has been involved in the community has a youth coach in basketball and soccer, and has worked over five years as a Boy Scout leader. Mr. Leavitt also has established two charitable organizations to which he contributes both time and money.

Brian Greene
Acquisitions Specialist
Mr. Greene, has developed a broad and extensive real estate expertise over his 15 year profession. He entered the real estate profession in the early 1990s as a mortgage loan officer simply as a means of financing his law school education, but quickly realized that real estate was the discipline he wanted to pursue as a profession. Since 1994, Mr. Greene’s professional career has focused exclusively in the area of real estate law. His experiences have encompassed all aspects of acquiring, conveying, financing, developing and operating residential and commercial real estate.
In 2005, Mr. Greene joined the Sponsor, where he serves as Senior Vice President of Acquisitions and Due Diligence, and Chief Executive Officer. In his role with the Sponsor, Mr. Greene is primarily responsible for locating, investigating and acquiring real estate assets, as well as overseeing the business operations of the Sponsor.
Mr. Greene holds a Juris Doctorate degree from Brigham Young University’s J. Reuben Clark Law School, where he graduated with high honors. He has been admitted to both the Washington State Bar Association and the Utah Bar Association, and is a licensed real estate agent in Utah. In addition to his career pursuits, Mr. Greene has contributed his time and real estate expertise through service on local government committees studying real estate issues. Mr. Greene’s personal interests include coaching little league baseball and enjoying outdoor activities with his wife and three boys.
Tom Kocherhans
Thomas Kocherhans, 51, is a portfolio consultant and 12 year TIC investment veteran. He received his undergraduate degree in Business from Brigham Young University, and completed an MBA at Arizona State University. He has over 20 years of experience in investment portfolio management, financial analysis, and sales & Marketing. Before joining RealtyNet Advisors, he was an executive analyst at George S. May International Co in San Jose California and had worked at firms like E.F. Hutton, Piper Jaffray, and Hopwood.

H. Brent Stratton
Brent has over 37 years experience in the real estate investment industry…Since 2004 he has specialized in Tenant-in-Common [TIC] transactions and has been directly involved with over $40 million purchases of TIC investments.
Beginning in 1971, his expertise in the real estate investment industry encompasses acquisitions, underwriting, asset and property management, development, finance, raising equity, marketing, developing successful workout strategies, and administering real estate investment transactions.
H. Brent Stratton graduated from Brigham Young University with a BS in Economics and English and has done post graduate work at the Wharton Business School. Mr. Stratton’s entire professional career has been involved in various capacities with the Real Estate Investment, Management, Development, and Construction industry.
He has been recognized on the national level for his real estate business experience and expertise. He has been active in both the Pension Real Estate Association and the National Association of Real Estate Investment Managers. Mr. Stratton has been an active member of the Utah Association of Realtors serving as a member of the Legislative Committee. He currently serves on the Board of Directors of the Utah CCIM chapter.

Nathan I. Leavitt
Nathan Leavitt, 25, graduated from Brigham Young University with a degree in Mandarin Chinese in 2006 after receiving an associates degree in Business Management from Utah Valley University.
For the past several years Nathan has worked with RealtyNet Advisors, Inc. and its affiliated 1031 Qualified Intermediary firm. Mr. Leavitt has worked as the Intermediary's new business development director and had a major role in developing the nation's first 1031 co-operative program. Mr. Leavitt established relationships with companies such as Prudential Real Estate, Century 21, and numerous other real estate and title companies.
Mr. Leavitt serves as RealtyNet's marketing and sales manager and assists in the recruiting and training of TIC Specialists as well as company representatives. He also works as a consultant to 1031 exchange clients, as well as self-directed IRA/401(k) and equity investors, focusing primarily on NNN-leased and Tenancy-In-Common (TIC) real estate investment properties.
Nathan and his wife, Candice, live in Orem, UT with their son, Zev. Nathan has a passion for fly fishing and skiing. He is active in his church and serves as a Scout leader in his community.

Joe Stokley Jr.
Joe Stokley has been in the sales industry his entire working life and has enjoyed a long and successful sales career in this arena. In 1988, Joe obtained his California Real Estate Salesperson license and since has also earned a California Real Estate Brokers license. Joe also holds his Security Series 22 and 63 licenses. He has worked in commercial real estate investing for over 15 years. In his career he has worked, both with his personal investments with Stokley Properties, as well as with investment companies focusing on 1031 exchanges. Joe has spent the last four years specializing in Tenants-In-Common investments.

Sheila Stokley
Sheila Stokley received her BS Business Administration degree from John F. Kennedy University in 1995. She completed her degree while working in management at Chevron, Corp. in Concord, CA. After a 20 year career with Chevron, Sheila left the company in 2004 to work full time with her husband with their real estate investment business, Stokley Properties. In 2007 she earned her California Real Estate Salesperson license. She has recently joined 1031 Exchange Service Center to continue broadening her real estate investment career.

Scott Rutherford
Mr. Rutherford has broad experience in the realm of management, leadership, and education in the telecommunications and real estate industries. He has a Bachelor’s degree in Business Management as well as a Master’s degree in Business Administration (MBA) from Brigham Young University.
Over the past 14 years, Mr. Rutherford has held a variety of leadership positions, ranging from Regional Director to Vice President of Sales and Marketing, at companies such as Universal Broadband Networks, Sprint, EchoStar Communications Corporation, Coldwell Banker, MSTARmetro, and Rockwell TIC. During that time, he has worked with a broad range of commercial and multi-family real estate developers and property management organizations to provide customized telecommunications and other services.
For the past several years Scott has been working as a consultant to 1031 exchange clients, as well as self-directed IRA/401(k) and equity investors, focusing primarily on NNN-leased and Tenancy-In-Common (TIC) real estate investment properties. He is a licensed real estate agent and a certified continuing education instructor, teaching courses on 1031 exchange strategies and TIC investment options. He has also participated as a guest speaker at real estate seminars and other events, as well as appearing as a guest expert on an internationally broadcast real estate talk radio show.
Scott and his wife, Rachelle, live in Sandy, Utah with their four children.
